Indian Realtor for New Construction Homes in Southern California
If you’re an Indian or South Asian family looking for a new construction home in Southern California, finding the right house is only part of the process.
You also need to compare builders, communities, floor plans, lot premiums, upgrades, financing offers and builder incentives.
That’s where having an experienced Realtor on your side can make a difference.
Raj and Josephine Sharma of Legacy Homes Realty help Indian and South Asian families find and buy new construction homes throughout Southern California. With more than 21+years of combined real estate experience, we help buyers compare new-home communities, understand builder offers and navigate the purchase from the first model-home visit through closing.

Our new-home search lets you explore new construction communities and available homes by city, price, bedrooms, bathrooms, square footage and other features.
Why Indian Families Choose Us for New Construction Homes
Buying directly from a home builder is different from buying a resale home.
The beautiful model homes and friendly sales team can make the process feel simple, but there are still major financial decisions to make.
You may need to evaluate:
- Builder incentives
- Closing-cost credits
- Interest-rate buy-downs
- Preferred lender offers
- Quick move-in homes
- Lot premiums
- Design-center upgrades
- Included versus optional features
- HOA fees
- Special assessments
- Solar options or requirements
- Builder contracts
- Inspection and walk-through issues
- Closing timelines
Our role is to help you understand what you’re actually buying and what you’re actually getting for your money.
Who Represents You at a New Home Builder?
This is one of the most important things new construction buyers should understand.
The salesperson at the builder’s sales office represents the builder. They may be helpful and professional, but their job is to sell homes for the builder.
Your Realtor is there to represent your interests as the buyer.
That’s why we recommend speaking with us before you visit a model home or register with a builder. Builder policies regarding Realtor representation can vary, and some builders may require your agent to be involved or registered from your first visit.

What Are Builder Incentives on New Construction Homes?
Builder incentives are promotions builders may use to encourage buyers to purchase certain homes, close within a particular period or use affiliated services.
They can sometimes make a significant difference in the overall cost of purchasing a new home.
Common New Construction Builder Incentives
Depending on the builder, community and current promotion, you may see offers involving:
- Closing-cost credits
- Mortgage interest-rate buy-downs
- Preferred lender credits
- Design-center credits
- Appliance packages
- Included upgrades
- Reduced lot premiums
- Special pricing on select homes
- Quick move-in home discounts
- Financing promotions
Builder incentives aren’t universal, permanent or guaranteed. They can change by community, home, lender, inventory level and sales conditions.
Is the Biggest Builder Incentive Always the Best Deal?
No. A larger advertised incentive does not automatically mean you’re getting the better deal.
Imagine Builder A is advertising a $30,000 incentive while Builder B is offering $15,000. At first glance, Builder A sounds much better.
But what if Builder A has a higher base price or a $20,000 higher lot premium? What if you must use a particular lender to receive the full incentive? What if Builder B already includes flooring, appliances or upgrades that cost extra with Builder A?
Suddenly, the “$30,000 incentive” doesn’t tell the whole story.
Compare the Total New Construction Deal
Instead of asking only, “Which builder is giving the biggest incentive?”, we encourage buyers to ask:
“Which home gives my family the best overall value?”
That means looking at the complete picture:
Home price + lot premium + upgrades + financing + closing costs + incentives + monthly payment + community costs.
That’s a much better comparison than choosing a builder because of one large promotional number.
Can a Realtor Negotiate Builder Incentives?
Sometimes there may be opportunities to ask for better terms, additional incentives or other considerations, but it depends entirely on the builder, community, home and current market conditions.
Builders don’t negotiate every property the same way. A builder with a long waiting list for a popular floor plan may have little reason to offer anything additional, while a builder trying to sell a completed quick move-in home may be in a different position.
Quick Move-In Homes Can Be Worth Comparing
A quick move-in home is generally a new construction home that is already under construction or completed and available on a shorter timeline.
These homes can be worth watching because builders may have a stronger incentive to sell standing inventory than a home that hasn’t been built yet.
That doesn’t mean every quick move-in home is a bargain. It means it’s worth comparing.
When we’re helping buyers, we want to know: What is available? What is included? What is the builder offering? What does the financing look like? And how does the home compare with the alternatives?

What Indian Families Often Look for in a New Home
Every family is different. We don’t believe there is one “Indian floor plan” or one type of community that’s right for every South Asian buyer.
However, certain questions come up frequently when we work with Indian families.
Multigenerational Homes and Downstairs Bedrooms
For many families, buying a home isn’t just about two adults and their children. Parents or grandparents may live in the home now or could join the household in the future.
That can make floor-plan flexibility very important.
Depending on your family, features worth considering may include:
- Downstairs bedroom
- Downstairs full bathroom
- Multigenerational suite
- Private guest suite
- Separate entrance
- Second primary bedroom
- Additional living area
- Larger secondary bedrooms
- Flexible loft or bonus room
New construction can be particularly interesting for multigenerational families because some builders offer floor plans designed around these needs.
Tell us how your family plans to use the home, and we can help you focus on floor plans that make sense.
Kitchen Layout Matters
Model-home kitchens are designed to impress, but don’t just look at the countertops. Think about how your family actually cooks and entertains.
For buyers who cook frequently, considerations may include kitchen size, counter space, island size, pantry and cabinet storage, ventilation, dining space and whether an open or more separate kitchen layout works best.
A beautiful kitchen isn’t necessarily a practical kitchen. Think about what will work on a normal Tuesday evening, not just what looks great in the model home.
What About Vastu When Buying New Construction?
Some Indian families ask us to consider Vastu Shastra during their home search.
For buyers who follow Vastu principles, preferences may involve the direction of the entrance, kitchen placement, primary bedroom location, room orientation or the overall direction of the home.
Not every Indian buyer follows Vastu. But if it’s important to your family, tell us at the beginning of your search.
New construction searches can involve hundreds of combinations of community + floor plan + lot + home orientation. Knowing your preferences early can help us focus the search before you become emotionally attached to a home that doesn’t meet your family’s needs.
Should I Use the Builder’s Preferred Lender?
Builders frequently advertise incentives connected to their preferred or affiliated lender. The offer can look attractive, but don’t look only at the incentive amount.
Compare the Entire Financing Package
Ask questions such as:
- What is the interest rate?
- Is the rate fixed or temporary?
- Are points being charged?
- What are the lender fees?
- What closing-cost credit am I receiving?
- Is there an incentive for using this lender?
- What happens if I use another lender?
- What is my estimated monthly payment?
- What are the total estimated cash-to-close costs?
Raj’s background in mortgage lending is particularly helpful when discussing these types of comparisons.
The goal isn’t automatically to use or avoid the builder’s lender. The goal is to understand the numbers before deciding.
Should I Get a Home Inspection on a Brand-New House?
A new home is still a house. New construction doesn’t mean nothing can go wrong.
Buyers may choose to have independent inspections performed during the construction process or before closing, depending on the builder, construction stage and circumstances.
Your Realtor can help you understand the process, but inspections should be performed by qualified inspectors.
What Is a Final Walk-Through?
Before closing, buyers generally have an opportunity to walk through their new home and identify items that need attention. This is sometimes referred to as a new-home orientation, walk-through or punch-list process.
Pay attention to finishes, fixtures, doors, cabinets, flooring and other visible items, and make sure questions are addressed through the appropriate builder process.
What Costs Should I Consider Besides the Base Price?
This is another area where new construction buyers can get surprised.
The giant sign may advertise homes “from” a certain price. That doesn’t necessarily mean the home you want will cost that amount.
Your Final Price May Include
- Base home price
- Lot premium
- Structural options
- Design-center selections
- Flooring
- Electrical upgrades
- Landscaping
- Solar
- HOA dues
- Special assessments
- Financing costs
- Closing costs
That’s why we encourage buyers to establish a comfortable total budget, not just a target base price.

Should I Buy a New Construction Home or a Resale Home?
There isn’t one correct answer. It depends on your priorities.
New Construction May Appeal to You If You Want:
- Brand-new finishes
- Modern floor plans
- Energy-efficient features
- New appliances and systems
- Builder warranties
- Newer community amenities
- Certain customization opportunities
A Resale Home May Appeal to You If You Want:
- An established neighborhood
- Mature landscaping
- A particular location
- More immediate availability
- Existing improvements
- A larger lot or different architectural style
We help buyers compare both. Our job isn’t to sell you a new home because it’s new. Our job is to help you decide which property makes the most sense for your family.
Why Work With an Indian Realtor for New Construction?
Being Indian doesn’t automatically make someone a better Realtor, and being an experienced Realtor doesn’t mean someone automatically understands your family’s priorities.
Ideally, you want both: real estate experience and someone who understands you.
Raj and Josephine Sharma are the husband-and-wife team behind Legacy Homes Realty and bring more than 21+ years of combined real estate experience to Southern California buyers and sellers.
Josephine has worked in real estate since 2005 and earned her California Broker’s license in 2011.
Raj began his real estate career with a background in mortgage lending before becoming a Realtor, giving him experience discussing both the home-buying and financing sides of a transaction.
We also understand that for many Indian and South Asian buyers, purchasing a home can be a family decision. Parents may be involved, multigenerational living or Vastu may be important, kitchen layout and language can matter, and long-term family plans may influence the type of home you choose.
We speak Hindi, Punjabi, Urdu, & Fiji Hindi and believe those conversations should be part of the home search when they’re important to you.

Frequently Asked Questions About Indian Realtors, New Construction & Builder Incentives
Who is an Indian Realtor for new construction homes in Southern California?
Raj and Josephine Sharma of Legacy Homes Realty help Indian and South Asian families search for and purchase new construction homes throughout Southern California. They bring more than 21+ years of combined real estate experience and provide Hindi, Punjabi, Urdu, & Fiji Hindi speaking real estate assistance.
Where can I search for new construction homes in Southern California?
You can use the Legacy Homes Realty New Construction Home Search to explore new homes and communities by location, price and home features across Riverside, Orange, San Diego and San Bernardino counties.
Can a Realtor help me with builder incentives?
A buyer’s Realtor can help identify and compare advertised builder incentives, ask questions about available promotions and help you evaluate the overall offer. The incentives actually available are determined by the builder and can vary by property, community, lender and timing.
What builder incentives can I get on a new construction home?
Depending on the builder and current promotion, incentives may include closing-cost credits, mortgage rate buy-downs, preferred-lender incentives, upgrade credits, appliance packages or special pricing on selected homes. Incentives change, so current offers should always be verified.
Are builder incentives negotiable?
Sometimes there may be room to request additional incentives or different terms, particularly on certain inventory homes, but there is no guarantee. It depends on the builder, property, demand, inventory and current market conditions.
Is a quick move-in home a better deal?
Sometimes, but not always. Builders may be motivated to sell completed or nearly completed inventory, which can create opportunities for incentives. Buyers should compare the home’s total price, included upgrades, financing and other costs before deciding.
Should I use the builder’s preferred lender?
Compare the entire offer. A builder’s lender may provide valuable incentives, but buyers should consider the interest rate, lender fees, credits, points, cash needed to close and estimated monthly payment before making a decision.
Do I need a Realtor when buying new construction?
You aren’t required to use a Realtor simply because you’re buying new construction. However, the builder’s sales team represents the builder. Having your own agent gives you a real estate professional focused on your side of the transaction.
When should I contact my Realtor?
Before your first visit to the builder. Builder registration and Realtor representation policies can vary, so contact your agent before touring or registering at a new-home community.
Does it cost more to have a Realtor when buying new construction?
Buyer-agent compensation can vary by builder and transaction. Ask your Realtor how compensation will work before entering into representation or visiting builders so you understand any potential costs or obligations.
Do Raj and Josephine Sharma speak Hindi?
Yes. Raj and Josephine Sharma provide Hindi, Punjabi, Urdu, & Fiji Hindi speaking real estate assistance to Indian and South Asian home buyers and sellers.
Can you help with Vastu when searching for a new home?
If Vastu considerations are important to your family, tell us at the beginning of your search. We can include preferences such as home direction and floor-plan considerations when identifying potential properties, while you or your Vastu adviser determine whether a particular home meets your requirements.
