2. Will I get a better deal if I go without an agent? No. This is the most common myth. Builders have a fixed marketing budget that includes buyer agent commissions. If you don’t bring an agent, the builder simply keeps that money; they do not discount the home price for you.
3. What are Mello-Roos and special assessments? Many new communities in the Inland Empire (like Lake Elsinore and Menifee) have Mello-Roos. These are special taxes used to fund local infrastructure like schools and roads. We help you calculate your total effective tax rate so there are no surprises in your monthly payment.
4. Can I buy a new home if I have a house to sell first? Yes, but it requires strategy. Most builders prefer non-contingent offers. We can help you navigate “Contingency” periods or look into builder-specific programs that help you transition from your current home to a new build.
